Any chance you could post a floor plan with room dimensions, and a legend identifying the feature codes on the one in your first post? I'd like to compare the room sizes to my plan. Thanks

Yes, sir. All the roughs are pretty much done. AC/Heat, Fireplace, Plumbing, Electrical, Cat 5, solar tube, etc... The windows are in and he roof has been dried in with the tile stacked. My electrician really hooked me up. I bet I have 85 can lights in this house and he installed my low voltage, surround sound, and alarm stuff for free. I have a TV mount, 220, side mount opener, and outlets galore in my shop. I'm really happy...

I had my structural engineer come out a few weeks ago to look it all over. He found some things that needed addressed. I have another engineer going out next Friday to check out all the roughs. We should wrap the house next week. Drywall starts in 3 weeks. They are backed up.

Nice!!

I counted our can lights because we were looking to buy LED bulbs on sale around Christmas time...51 total. Thankfully, the builder upgraded us from CFLs to LEDs free of charge!!

What is done for heat mitigation there?

I see foil backed facing on the roof, and I assume the windows are filled with some sort of gas and multi paned, etc.

Probably similar to here for cold?

Yep, mine are all LED as well. I counted them yesterday for fun. 93!

Hey Joe, I'm using the radiant barrier sheathing and blown in insulation extra deep in the attic. I believe it will be close to R50. I'm using batt in the wall as it's 2x6 and I'll do some air sealing prior with foam and silicone. I opted for aluminum windows as I wanted the look, but they are argon filled. While vinyl/fiberglass are a little more efficient, they don't fit our style and you still have a HUGE hole in your wall that is commonly known as a window. These will be much better than a majority of windows out there. The really cut down on the heat vs. a standard dual pane. I may end up with some modern awnings on my exposed South windows. I haven't nailed down that strategy yet. It also has multi zone AC/HEAT and all the systems will be efficient. I'm hoping for a reasonably economical house. Time will tell.

I'd just read your comment about "awnings".... when we arrived in Scottsdale the next day and drove past a super fancy Restoration Hardware up on Scottsdale Road.... it's a grey stucco building with METAL AWNINGS and they just look bad ass!

So was thinking --- I sold SUNBRELLA for YEARS when I was the Brown Jordan rep.... and that stuff is great -- but in a couple two or three years with that sun.... yeah they'll look like faded glory. But powder coated metal awnings --- they're done with slim metal slats... they'd last forever.

Hard to tell in this pic but they are angled slats so they block the sun but yet allow you to see the lights and that it's a window etc -- really liked the look of this!
