Attached two stall Garage build
 
This will be my build thread We might start slow but we will start.
My contractor came by the house Saturday to mark out for excavation. We decided because of my variance we had better get the actual property line to be safe. I only have 2" to be off any closer to the property line and I will need another variance. Which I don't need to deal with.
I got in touch with the surveyor and he informed me this is not in the deal we had so I have to pay for him to put monumentation for the property line and for the as built after construction. It feels like I should be getting a french kiss when someone does this to me. So I hope he can get here early Monday or this will be another hold up.
This may seem small, but not to me. Anyone who has gone through the variance process knows how big this is.

Wayne --

After we got permitted for my shop and driveway and the plans all signed off on --- THEY found the "bridal trail" on my property... and so it was an all stop - and re-do. The surveyor guys use GPS and my shed is less than ONE INCH from that bridal trail! They assured me they could get within about a quarter inch.

Of course 10 years from now -- we'll sell -- and they'll have new fangled equipment which is more accurate - and they'll tell me the shed in 1/2" into the bridal trail! LOL

These things can cause you to pull your hair out - shorten your lifespan - and put bags under your eyes... IF you let it.... so don't let it get to you -- it'll be fine -- they're NEVER on time - things go sideways... it's how you deal with it that counts. In the end -- it will be GREAT.

Today was a good day!!
 
The excavator got to my house at 9:30 this morning. They told me they would be ready for the form contractor to form and pour the footings. I wasn't sure they would make it, but here's the proof.

Tomorrow they will strip the footings and form the walls and maybe pour them.

Yes there are more behind the house. That woman didn't want me to build my garage . She would never let anyone rent any from her. To try to stop me she offered me one of the garages, until I told her I would have to work on it for quite a while before it was finnished. She never asked again.

The form contractor came this morning and stripped the footing and formed the walls. The survey guys came and shot the corners of the forms to be sure they were accordance with the variance. I'm so shell shocked from going for the variance I kept telling them not to square it towards the property line. I hope they listened. lol They were very good workers I got lucky with them.

They had a nice rig for the forms. They used a dumpster hauler with a dumpster with the sides cut down . They drop it and unload it close to the ground. It felt weird, I was outside while they were placing the concrete. It started to rain a little so I went back in the house and just watched out the bay window nice and dry. It felt like I was doing something wrong because I used to do concrete work for a living.

Not too much today they came back and stripped the walls. I also caulked a crack in the house foundation while it was accessable.

Tomorrow the inspector come to look at the fooundation. If it passes we backfill and I install the conduit for the feed from the 200 amp garage panel to the 100 amp house panel. Because of the weather were going to get Friday, we'll have to wait until next week to pour the floor. Still not too bad for three days

Thanks guys There back filling it now. We had a little excitement earlier. The bobcat was brining gravel to the inside of the garage. He went to dump a load over the wall for the outside and flipped the Bob Cat over. He was ok but it took a chunk out of the top of the wall and one of the anchor bolts got ripped out. Nothing that can't be fixed. The siding runs down past that area anyway. I'll post some pictures later.
Tony I sent him a couple of e mails nothing back from him yet.

I walked into the center of the garage and spread my arms and looked to the sky. My contractor asked me are you ok??? I said finnally in the promised land lol First time in there.

Nothing new last week too much rain. They are going to try to place the floor this Tuesday. But the're calling for more showers,We'll see.

Not much to report. They came by and set up for the floor placement tomorrow morning. They put the angle iron for the front near the door and set the grade for the floor and side door. It is suposed to be 6" its going to be even thicker is some spots. Here are some pictures.

Floor all poured!! It was a perfect day for concrete not to hot, no wind, and perfect temps. The first truck only took 20 minutes to place and the other truck got there a half hour later. It was all placed in two hours, then it was wait for it to cure a little. They ran the power trowel until we had a smotth finnish but not so smooth that it will be slipery when wet.

These are the two hams that did the pour. The owner is 69 years old. Both hard workers and good at their jobs..
My contractor is going to start Monday on the structure. YEEEE HAAAAA !!!

cool build. It's exciting getting started on a project so big. I am in the process of starting a pole barn build for a garage. hopefully be up in the next month. I havn't had a garage in years so I am pretty excited.

Very cool! That's a nice thick floor too! Are you going to saw cut some control joints in it? Mine is a bit bigger, my builder said I didn't have to worry....boy was he wrong....can you say quite a few cracks! :faint:

Nice job on watering the floor!! Mother nature will do it for you today! Garage is looking sweet:thumbsup: You definitely want to have the floor sawcut, a cross should do it on yours. Keep up the good work!

Is the water to control cracking due to curing or??? I've seen it done on raised slabs down in Florida and assumed that was what it was for. I've never seen it done here though but that could be laziness on contractors part. Seems you just can't get anyone to lay a slab that doesn't crack anymore.
