Greg whats the weather like there in the summer? Might be a good idea to start planting some shade trees. Also, if it gets Nor Cal hot be sure to use roof sheathing with radiant barrier. IIRC radiant barrier sheathing will cool attic temps 15*. I went with two 4 1/2 ton 95% efficient furnaces with 17 seer ac units. Tankless water heaters will save on the energy bills as well. I installed two and put them in the attic. One serves the east side of the house and the other the west side. I went with Lennox gas fireplaces that are remote activated. Set the temp on the remote and when the temp drops to the set temp on the remote it will light on its own. Mansfield makes some nice and big jet tubs.
Brings back memmories.....lots of work finding the deals but well worth the end result!!
