That looks incredible Lenie.

With all the shop stuff going on directly under the living areas, are you doing anything special as far as containment, fire rating, etc?

Wayne, the one pic next to the two car garage up top is a single car garage over living space so yes on glulams there, the entire front of the house over the shop is all glulams also for point loading, span of beams and being able to cut down for deck slope, same on third level and all 16" beams...should be solid

Lenie, I only ask because I've had a car catch fire (thankfully not inside a garage or shop) but it was freak enough to make me cautious and consider this for the future. Now that I have kids I am even extra cautious for wherever my car(s) will get stored and/or worked on.

Looks awesome, Lenny. I was thinking along the same lines as Dave. You could have a sprinkler system. They are required on all new construction here in Henderson. Also, I wonder what can be done for fumes?

Looking awesome coming together! I know its stressful but try to enjoy the excitement!

We did the I-joists beneath our second floor with glued/screwed decking. Feels nice and rigid but we still have popping/squeaking despite our efforts.
