Build cost - Sale price = net loss / Build cost
90,000 - 60,000 = -30,000 / 90,000 = -33.33%
60,000 - 32,000 = 28,000 / 60,000 = -46.66%
At least that's one way to look at it.
The real value is your personal enjoyment factor in the project.
